Why should I use a letting agent?
Keep it professional. Remember at the end of the day you want to make money. This is a business!
We advertise on multiple property portals and website to ensure that your property is seen by as many people as possible and our scrupulous tenant reference service is second to none.
Day to day management such as chasing rents, handling deposit disputes, manage any maintenance issues, regular property visits and keeping up to date with current legislation.
Who will carry out viewings?
Our experienced letting agents accompany all viewings.
Who carries out the tenant referencing?
Here at SE Properties we do that for you. We screen all tenants for suitability right from the very first contact. We will carry out comprehensive checks including credit searches, landlord and employment references. We also comply with Anti Money Laundering Compliance with ID Checking, Proof of Residency Check, Right to Rent and affordability checks.
All our referencing is carried out in-house. We do not outsource to any other agencies thus allowing us to maintain full control of our tenant screening process.
What happens to the tenants Deposit?
It is a legal requirement for all tenant deposits to be protected in an approved tenancy deposit scheme. All of our deposits are therefore held by The Deposit Protection Service.
What is an Inventory and why do I need one?
Prior to a tenant moving in, we will carry out a full written and photographic inventory and a schedule of condition. This will then be used at the end of the tenancy to resolve any possible dispute that may arise over wear & tear/damage to the property.
Do I have to tell my mortgage lender?
Yes. It is the landlord’s responsibility to ensure they inform their mortgage provider of their intention to let out their property.
Can I trust my tenants to look after my property?
At SE Properties we make every effort possible to ensure we choose the right tenant for your property. If you choose our fully managed package, we will regularly inspect the property to ensure that it is being well maintained and an inspection report will be sent out to you making note of any maintenance that may be required to keep your property in tip top condition.
What about repairs and maintenance?
Whatever package you have chosen, all maintenance issues are reported to the landlord immediately and their instructions taken. Some landlords may choose to organise their own repairs, however, we have contractors from every trade available should you require us to organise the work for you.
What happens if my tenant doesn’t pay their rent?
Here at SE Properties we have a zero tolerance policy to late rents. Should we not receive payment on time we would take immediate steps to ensure your rent was collected as soon as possible.
