Tenant Fees (including V.A.T):
A holding deposit of one weeks rent will be payable by the prospective tenant (over 18) for necessary references to be carried out by our in-house credit reference service. This will hold the property for 15 days (please note that we do not hold properties for more than 15 days without prior arrangement with the landlord). If the tenancy goes ahead, the holding deposit will be utilized towards the first month’s rental payment.
Rent
One months rent will be due on the day of signing contracts. This must be paid in cleared funds, cash or bank transfer as above.
In some cases six months rent in advance may be required depending on individual circumstances.
Bond/Deposit
Payable on the day you sign your tenancy agreement, paid in cleared funds as above.
All deposits are held by The Deposit Protection Service.
In the case of multiple tenants, one person must act as lead tenant, please discuss this further with an agent should you require further guidance.
Guarantor
To qualify as a guarantor you must be a UK property owner and financially capable of fulfilling your commitment as guarantor. The guarantor is responsible for any losses suffered as a result of the tenant failing to fulfill any of their obligations under the terms of the tenancy agreement. The guarantor will be required to accompany the tenant(s) on the day they sign their tenancy agreement in order to sign the agreement and a guarantor deed.
Important Information
Tenancy Agreements
You will be signing an Assured Shorthold Tenancy Agreement (AST) for an initial fixed term period of six months. Please allow 1 – 2 hours for this appointment so you have ample time to read the AST. It is very important that you understand what you are signing.
The Deposit
The deposit will be held by The Deposit Protection Service and is taken for the performance of the tenancy to safeguard against unpaid rent and damages. All deposits will be forwarded to the DPS within 30 days.
Joint and Severally Liable:
Where there is more than one tenant, they are all equally liable for the property under the terms and conditions of the tenancy agreement.
Insurance
It is strongly advised you take out adequate insurance for your contents and personnel possessions with an insurer that provides “tenant’s liability” cover to protect the landlords contents, fixtures and fittings against fire, loss or damage and other risks including accidental damage.
